EXPERTISE: REAL ESTATE - REDWOOD MEADOWS
Redwood Meadows is a townsite with a population of nearly 1,200 people located on the Tsuu T'ina Nation Indian Reserve.
In the early 1970s, the land upon which Redwood Meadows is developed was leased to Sarcee Developments Ltd., a wholly-owned Tsuu T'ina company by the Federal Government. This lease is referred to as the "Headlease." The Headlease, 75 years in duration, commenced in 1974 and will terminate in 2049 (unless there is a lease renewal). Under the provisions of this Headlease, the Tsuu T'ina can then enter into "Subleases" with Redwood Meadows' property purchasers.
This Sublease entitles the "owner" to the use and occupation of the land during the period of the Headlease.
